🏠 ¿Qué es un Home Equity Investment (HEI)?

También se conoce como Home Equity Sharing Agreement.

Es una forma de obtener dinero usando el valor de tu casa, sin pedir un préstamo y sin pagos mensuales.

👉 En lugar de intereses, compartes una parte del valor futuro de tu vivienda con un inversionista.


🔍 ¿Cómo funciona en la práctica?

  1. Un inversionista te da efectivo hoy (por ejemplo, $50,000).

  2. No pagas mensualidades.

  3. En el futuro (normalmente 10–30 años, o cuando vendas la casa):

    • Le devuelves el dinero más un porcentaje de la apreciación de la casa.

    • Si la casa baja de valor, el inversionista asume parte de la pérdida.

  • No es deuda (no hay intereses ni pagos mensuales).

  • ✅ No afecta tu flujo de efectivo mensual.

  • ⚠️ Es más caro si tu casa sube mucho de valor.
